UK fire safety law has tightened significantly since Grenfell. Landlords face more scrutiny, stricter obligations, and severe penalties than ever before.
Regulatory Reform (Fire Safety) Order 2005
Applies to all common areas of residential buildings. Requires a fire risk assessment, adequate fire doors, and regular review. The responsible person — typically the landlord — is legally accountable.
Fire Safety Act 2021
Explicitly covers flat entrance doors of multi-occupied buildings. Landlords must now assess and manage fire door condition — it is a legal responsibility, not a recommendation.
Building Safety Act 2022
New regime for higher-risk buildings (18m+ or 7+ storeys). Creates the Principal Accountable Person role and mandatory safety case reports. Non-compliance means criminal prosecution and unlimited fines.
Approved Document B — Building Regulations
All fire door and frame remediation must comply with Approved Document B, including correct fire ratings (FD30/FD60), intumescent seals, smoke seals, and self-closing devices.
Smoke & Carbon Monoxide Alarms 2022
Rented properties must have working smoke alarms on every floor and CO alarms in rooms with fixed combustion appliances. Must be tested on the first day of each tenancy.

Do I need a fire risk assessment for my rental property?
If your property has shared common areas — a hallway, communal staircase, or entrance lobby — a fire risk assessment is a legal requirement under the Regulatory Reform (Fire Safety) Order 2005. For HMOs it is mandatory regardless. Even for single-let properties, a documented assessment protects you from liability and is increasingly expected by insurers and mortgage lenders.
How often should fire doors be inspected?
The NFCC recommends high-traffic fire doors (communal corridors in blocks of flats) are inspected every 6 months. Flat entrance doors should be checked at least annually. The Fire Safety Act 2021 now makes flat entrance doors a legal responsibility of the Responsible Person.
What is an FD30 or FD60 fire door?
FD30 provides 30 minutes of fire resistance. FD60 provides 60 minutes. Most domestic escape routes require FD30 doors, while higher-risk or HMO buildings may need FD60 in certain locations. We advise on the correct rating during your assessment.
Can I repair fire doors myself?
While not illegal, remediation should be carried out by a competent, accredited installer to ensure the door retains its fire resistance certification. Incorrect work invalidates the rating. Using an accredited installer like S Fittings means the work is verifiable and documented for council and insurer requirements.
